Location of Flues near Entry Points

Flues in Ginnels

  • No possible entry points are permitted in the shaded areas other than doors into the property that are more than 1.2m measured horizontally away from the flue terminal.

BS5440-1: 2000 states: "terminals shall not be sited in covered passageways between buildings".

Therefore, it is not acceptable to position a new flue terminal within a ginnell or similar passageway. However, existing installations may be encountered were the flue terminal is sited in a ginnell, requiring the operative to carry out a risk assessment, which may possibly lead to relocation of the flue terminal in cases where an unsafe situation is evident.

The diagrams should be used for guidance only as it is difficult to describe every eventuality.

Risk Assesment Guidance

It can be seen from the diagrams that important considerations are: possible entry points above the level of an imaginary horizontal line drawn along the bottom of the terminal along the length of the passageway (for example, windows, air vents, gaps, cracks, etc); and if there are lintels in the passageway, is the top of the terminal above the level of a horizontal line drawn along the bottom of the lowest lintel?

Other considerations are doors or gates at each end of the passageway that could prevent air movement through the passageway.
